Terms and Conditions
Welcome to Home Inspections Los Angeles County (“we,” “us,” or “our”). These Terms and Conditions (“Terms”) govern your access to and use of our website and the services available through it. By accessing our website, submitting a request for home inspection services, or providing information about your inspection needs, you agree to these Terms.
If you have reservations about these Terms, you may choose not to continue with your request.
1. Scope of Services
We connect homeowners, buyers, property managers, real estate professionals, businesses, and other individuals seeking commercial or residential property inspection services in Los Angeles County (“Clients”) with independent home inspection companies and professionals (“Inspectors”).
We do not perform home inspections or provide inspection reports. We also do not employ, manage, supervise, or control the Inspectors who receive requests through our platform. Our platform simply helps Clients connect with independent Inspectors based on their stated inspection requirements.
2. Request Process
Your inspection request will be shared with independent Inspectors who can assist with your inspection needs. We share only the information necessary for them to review your request.
An Inspector may reach you by phone, message, or email. They may provide information about their services and availability. Each Inspector reviews requests based on their own availability. They may contact you if they can assist with your inspection needs.
3. Role and Relationship Disclaimer
No Agency or Employment: Neither these Terms nor the use of our platform gives rise to a partnership, joint venture, agency, franchise, or employment relationship between us and any Client or Inspector.
Independent Inspectors: Inspectors provide their services independently of our platform. Clients are responsible for determining whether an Inspector is the right fit before proceeding.
Inspector and Client Agreement: Any contract or agreement relating to inspection services exists exclusively between the Client and the Inspector. We are not a contracting party and do not assume responsibility for the agreement or the services provided under it.
Inspector Responsibility: All matters relating to an Inspector’s services are the responsibility of that Inspector, including the manner in which services are delivered to Clients.
No Endorsement: A Client’s use of our website to connect with an Inspector does not represent our recommendation, endorsement, or guarantee of that Inspector’s abilities or services.
4. Inspector Verification
Inspectors participating on our platform are independent service providers. Clients are responsible for determining whether an Inspector is suitable for their specific requirements.
Clients should conduct their own assessment of an Inspector and obtain any information they consider necessary before entering into a service arrangement.
5. Client Information and Submissions
Clients are expected to submit complete and accurate information when using our website to request inspection-related services.
By using our website, you represent that the information you provide is truthful and that you have the authority to submit it.
We assume no responsibility for communication errors, service interruptions, or other issues that arise from information supplied by a Client.
6. Pricing and Quotes
Each Inspector is responsible for setting the prices and estimates they provide to Clients. We do not determine or guarantee those prices.
Before agreeing to inspection services, Clients should review the proposed work, pricing, payment arrangements, cancellation policy, and any other applicable conditions directly with the Inspector.
7. No Guarantee of Inspection Services
We cannot guarantee that an Inspector will be available, provide an estimate, accept your request, or conduct an inspection of the property.
We make no representations or warranties regarding any inspection services, reports, findings, or other deliverables provided by an Inspector.
Any concerns regarding an inspection, report, appointment, payment, cancellation, property damage, or other service matter should be addressed directly with the Inspector involved.
8. Limitation of Liability
To the maximum extent permitted by applicable law, we are not responsible for the acts, omissions, conduct, services, representations, reports, or performance of any Inspector.
We are not liable for damages, property defects, missed system failures, inspection omissions, inaccurate reports, financial losses, property damage, bodily injury, scheduling issues, or other losses arising from services provided by an Inspector.
Our website and services are provided on an “as-is” and “as-available” basis. We do not guarantee that the website or services will always be available, uninterrupted, secure, accurate, or free from errors.
To the maximum extent permitted by California law, our total liability for any claim arising from or relating to your use of our website or our services will not exceed the amount you paid directly to us for the service giving rise to the claim, or $100, whichever is less.
Nothing in these Terms is intended to exclude or limit liability that cannot legally be excluded or limited under applicable law.

16. Changes to These Terms
We may make adjustments to these Terms when needed to account for changes in our services, how we operate, or applicable laws.
We will post the latest version here and update the Effective Date. Your continued use of the website will be treated as acceptance of those changes.
17. Governing Law and Jurisdiction
California law applies to these Terms without consideration of rules concerning conflicts between laws.
Where the law permits, any legal claim or proceeding arising under these Terms or relating to your use of our website or services must be filed with the state or federal courts located in Los Angeles County, California.
18. Dispute Resolution
Before pursuing formal legal action, we encourage you to contact us first so that we can attempt to resolve the matter informally.
Because inspection services are provided by independent Inspectors, any disputes concerning their services, reports, fees, scheduling, or related matters should be handled directly with the Inspector.
Nothing in these Terms prevents either party from pursuing rights or remedies that cannot legally be waived under California law.
